I discovered a flaw in your theory about Dave in Wasted Youth: When you do the mission where you compare handwriting, one of them is quite clearly signed “Dave”.

It is very cert that Dave is a ghost from this school ‘cause he knows the school very good and he’s clothes are destroyed.

about your comment on wasted youth: do you think that dave might’ve died at the school, possibly for the same reasons annabelle did? maybe he only appears to the main character bcuz he’s helping him discover the secrets of the school. although i like your idea about the man character possibly being crazy. The “Dave” part is a reference to Lost,that one of the main characters had an imaginary friend called dave.
